When selling your home, it is
important to know exactly what it's worth before making
such an important decision. We will be more than
happy to meet with you to go over a marketing plan,
which includes information about preparing your home for
sale, pricing your home appropriately, marketing it
effectively, going through the inspection processes,
negotiating an acceptable offer and successfully closing
the transaction.
Here are the answers to a few
questions you may have about selling a home. If your question is not answered here, please

What are the steps to sell my
home?
-
Know your competition ... attend open houses in your
area
-
Use a professional
... we know what it takes to sell in
this market and welcome your call
-
Price it right ...
a market analysis will help determine
the price range that will let you price your home to
sell
-
Dress your house for success ... let us take an
objective look at your home and help stage it for
maximum appeal
-
Be prepared ... Before showing your
home - have beds made, things put away and the lights
on.
What are some mistakes home
sellers make?
-
Overpricing or Underpricing ... we do
a comparative market analysis to help you set the best
price
-
Selling "as is"
... your home will be
more marketable if it is in "move-in" condition
-
Over-improving ... major repairs like
replacing a roof should be done if needed. Now is
probably not the time for kitchen remodeling
-
Selling your home on your own ...
sellers might think they could net more by saving the
commission, however statistics show that using the
expertise of a Real Estate Professional will get you
more money, with less aggravation and in less time.
What chance does a resale have
against new construction?
|
New isn't always better ... We can put
together a professional plan to help you:
-
Target prospective buyers
-
Make sure your home shines like new,
inside and out
-
Make sure prospective buyers are aware of
upgrades and/or unique features
-
Research the new home competition and
builder's incentives to be prepared to compete
-
Price the home to sell
|
How will the lead paint rules
affect the sale?
|
As the seller, you are now required
to inform all buyers about the risks of lead-based
paints if the home was built before 1978, and the sales
contract has to have a lead-based paint disclosure
signed by the buyers. Since 1995, this disclosure is
required by Federal law, and a pamphlet on the dangers
of lead-based paint must be distributed prior to the
signing of a contract. |
What are the risks of selling my
home myself?
-
You may be wasting your time with an
unqualified buyer. Our Real Estate Professional will
be showing your home to pre-qualified, motivated buyers.
-
When buyers see a "For Sale By Owner"
property, they expect to pay less, knowing the seller
will not be paying a commission.
-
Exposure will be limited without the
Multiple Listing Service behind it. Homes listed in MLS
are available to other agents as well as the listing
agent
-
Are you ready to negotiate a legal
contract? We can screen out unqualified prospects, help
arrange financing, and bring the sale to the closing
table.
What is "staging"?
|
Staging is something every home seller should know
about. It's preparing your home to appeal to the largest
group of home buyers possible. Staged homes sell faster
and for more money than comparable homes in the same
area. Here are some staging tips to make your home
look warm and inviting.
-
Clear the clutter - Remove knickknacks,
trophies, plaques, family photos, children's
artwork, refrigerator magnets, etc. Make your
home look like it doesn't belong to anyone. This
makes it easier for a prospective buyer to come
in and see themselves living there.
-
Color scheme
- Repaint rooms with neutral colors. The
majority of home buyers want a home they can move into
without doing any work until they are ready.
-
Don't forget the odors
- A house that smells odd to a
prospective buyer can be a deal breaker. Odors from
dogs, a cat's litter box or cooking need to be
eliminated. Take steps to freshen up by steam-cleaning
the carpets, moving litter boxes elsewhere, and, if
weather permits, opening the windows for a few minutes
to let fresh air in. Be careful about masking odors with
air fresheners or potpourri - those can become offensive
odors to buyers as well.
-
Maintenance
- Remember that cracked window you never
replaced, or the other things you were going to get
around to repairing? Well, now's the time. People like
homes that look like they have been well maintained.
They want a house that is 'move-in ready'!
